Platform Overview
SuiteOp is a property management and operations platform built for short-term rental operators, hospitality companies, and property managers. It brings together the tools you need to manage properties, automate workflows, communicate with guests, and monitor devices — all in one place.
Core Areas
Section titled “Core Areas”SuiteOp is organized around five main areas that work together to power your operations.
Properties
Section titled “Properties”The Properties section is the foundation of SuiteOp. Here you manage your rental units, configure their settings, and organize them into groups. Each property can have:
- Devices connected to it (locks, thermostats, sensors) for remote monitoring and control
- Reservations linked to it from your property management system (PMS)
- Tasks assigned to it for cleaning, maintenance, and inspections
- Guest portal settings for check-in instructions and guides
Properties can be viewed individually or in bulk. Bulk edits lets you update settings across multiple properties at once, and Setup audit shows what is configured on each property.
Reservations
Section titled “Reservations”The Reservations section shows all bookings synced from your PMS integration (such as Guesty, Hostaway, or others). For each reservation you can:
- View guest details and booking dates
- Track check-in and check-out status
- Manage upsell requests from guests
- View and process payments and transactions
- Handle service fees
Reservations are the link between your guests and your properties. When a reservation is created, SuiteOp can automatically trigger workflows (like creating cleaning tasks or sending guest messages).
The Tasks section is your operations hub. SuiteOp supports a full task management workflow:
- My Tasks — A personal view of tasks assigned to you
- All Tasks — Switch between the organization-wide task list, Property Readiness, Calendar, and Team Map views
- Opportunities — Upsell and revenue opportunities tied to tasks
- Costs & Approvals — Review and approve time and cost entries (requires permission to approve time entries)
Task setup lives in Settings → Operations: create Task Templates for repeatable work (turnovers, deep cleans, inspections), organize your team into Departments (which also hold the auto-assignment rules that route tasks to the right people), and use the Scheduler to create tasks automatically.
Devices
Section titled “Devices”SuiteOp integrates with smart device platforms (like Seam for locks, thermostats, and sensors) to give you remote visibility and control. The Devices page has two tabs — Devices and Alerts. From it you can:
- View the status of all connected devices across your properties
- Lock or unlock smart locks remotely
- Monitor sensor readings (temperature, humidity, noise)
- Receive alerts when devices report issues or thresholds are exceeded
Devices are always linked to a property. They are added automatically when you connect a device integration — you do not create devices manually.
Agents
Section titled “Agents”The Agents page is where you automate your operation. Its Playbooks tab holds your workflows — automations that run actions based on triggers and conditions. For example:
- When a reservation is created, automatically create a cleaning task
- When a guest checks in, send a welcome message
- When a device reports a problem, notify the maintenance team

Supporting Areas
Section titled “Supporting Areas”Beyond the five core areas, SuiteOp includes several supporting features:

Getting Set Up
Section titled “Getting Set Up”The Setup page (in the sidebar under Platform) is your checklist for getting live: connect your PMS, group your properties with Opal’s help, add check-in instructions, set up your guest portal, and send your portal links — plus recommended extras like payments, upsells, and guides. How Everything Connects
Section titled “How Everything Connects”The typical flow in SuiteOp looks like this:
- Connect your PMS — Reservations sync automatically into SuiteOp
- Set up properties — Configure your units with devices and guest portal settings
- Create playbooks — Automate task creation, messaging, and device actions
- Manage day-to-day — Your team uses tasks, inbox, and device controls to run operations
- Monitor and optimize — Use analytics and reports to improve over time
Each area feeds into the others. Reservations trigger playbooks, playbooks create tasks, tasks are linked to properties, and devices provide real-time status updates throughout.
